The Mediterranean opportunity

Turkey's coastline is one of Europe's last undervalued frontiers

While property prices on the French Riviera, Balearics, and Greek islands have plateaued, Turkey's Aegean and Mediterranean coasts continue to appreciate. The combination of favorable exchange rates, a straightforward foreign ownership process, and modern infrastructure creates a rare window for international buyers.

Resital Estate operates in four core regions: Antalya, Kalkan, Bodrum, and Fethiye. Each offers a distinct character and price profile, and we know them intimately.

Common questions

What buyers ask us most

Yes. Citizens of most countries can purchase freehold property in Turkey. There are restrictions in certain military zones, which we verify during due diligence. The process typically involves obtaining a tax number, opening a Turkish bank account, and completing the title deed transfer at the Land Registry.
Not necessarily. With a notarized power of attorney, we can represent you at the Land Registry and manage the entire transaction remotely. Many of our clients attend only for the viewing trip and handle the rest from home.
The main additional costs are the title deed transfer tax, notary fees, sworn translation costs, and an independent valuation report. We provide a detailed cost breakdown at the start of every engagement so there are no surprises.
We focus on four Mediterranean and Aegean regions: Antalya (the largest market with diverse stock), Kalkan (boutique hillside villas with dramatic bay views), Bodrum (cosmopolitan peninsula with strong rental yields), and Fethiye (nature-oriented living around the Oludeniz lagoon).
Turkey offers a citizenship pathway for property purchases above a specified threshold. The property must be held for a minimum period, and the process involves a government valuation, application through the General Directorate of Population, and approval. We coordinate with experienced immigration lawyers and guide you through the timeline.
